can I buy house from my father for applying home loan

dear all. my question is . my father is selling his property to me and I want to apply for housing loan to bank. bank is denying to provide me housing loan because bank manager in reply of that is saying that you can not take loan. even I am stasfying them with all the documents my father is providing me agreement to sell . now is their any rule or any supreme court guide lines so that i can get the housing loan..
