Real estate

(Querist) 08 October 2018 This query is : Resolved
Greetings to Experts !!!

We live in CGHS Society flat , owned by us. The Cement of the outer side ( the face ) of the Parapet ( Banna ) of our Balcony has started falling down in the form of small concrete bars of about 12 inches . Ours is a multi-storeyed RCC building built in around 1980s. Just wanted to know since its the outer side of the balcony would it be covered under Society Maintenance which we give or we personally has to bear the Expenses for it.

Few days back ,same way the concrete bars of the PERGOLA of another multi-storeyed building in our society fallen down which was repaired by the Society as a part of maintenance.

Thanking you all in Anticipation.

There is a precedence that the society has done the repair. Why should you hesitate and seek advice from here.

@Isaac Sir - Society has done the repair of the PERGOLAS ( a design on the terrace ) which does not belong to anybody and is treated as Common, whereas Society says Balcony is Mine hence I need to bear the expenses. Since I had already discussed it with the Society Management , they had asked me to bear the expenses.

If the damage to inside balcony is there it is to be repaired and maintained by owner otherwise the MC of Society at the cost/contribution from members of the Society but not from maintenance fund (which is for limited purposes like electricity, water, sewage, security, green area, common area maintenance).
