Agriculture land

I am interested in buying a plot. The property which i am looking for is agriculture land. I belong to farmers family so there is no issue regarding whether i am eligible to buy it or not.The issue is i want to buy only 2 Gunthas. Is it possible to buy the same? What is the minimum amount of land to be purchased to get the name on 7/12 Extract

2 gunthas means 202 square feet approximately. In order to qualify for 7/12 extracts you require many more Gunthas of land.

I shall be grateful if the learned expert Ms. Usha Kapoor enlighten us on the relevant provision of rule or law which sets such a limit and also. what exactly is 7/12 extract.

The 7/12 extract is traditionally called as " Saath Baara Utara " in marathi language.. It is an extract from land Register of any district maintained by Revenue Dept of Govt of State of Maharashtra and Gujarat as well.

The extract is named after Section 7--continuance of Requisition and Section 12----power to obtain Information of Bombay Land requisition Act 1948

7/12 Extract would provide all the informations details of owner ,survey numbers, any transfers, any loan and it would be almost like an Encumbrance Certificate.

As far as the sale of agriculture land is concerned the Rules prevailing in that particular state would be applicable please.Better to discuss with local advocate.
