Want to buy a piece of land

Dear Sir/Madam,
I am resident of bihar and wanted to buy a piece of land from a person who has purchased it and he has registered copy too, but he has not done mutation (Dakhil khariz), can i buy this land he is ready to go for registration but will i face any problem in mutation (Dakhil khariz).

Should i purchase.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

The concerned revenue official can also update you if mutation was declined or not possible...

Still lean on your own counsel as already suggested..

Contact a good civil, revenue,Property law expert regarding Mutation of the proposed property you intend to buy. He 'd advice you correctly.

1. MUTATION entries in the Revenue records, is compulsory and it MUST be done in the sequence of the chain of Registered Agreements.

2. IF the above is not done, THEN the property will not have Clear-Title, for future transactions.
