Whether father can make a will in favour of only one daughter

We are 3 daughters. Two elder daughters stay in India and youngest one abroad.
We were earlier staying at Bandra. Then after the mariiage of 2 elder daughters, the family shifted to Kalwa.
The Bandra home was disposed off for 11 lakhs and a house at Kalwa was bought for 5 lakhs. The rest of the money was invested , details of which and whe
reabouts have not been shared with the other 2 daughters. No monies, shares or any other asset or property has been given to the two elder daughters.
Father retired in 1987 with no pensionable salary. All the daughters have been contributing to the family income since they started earning till their marriages. The elder 2 daughters married in 87, and 91 respectively. The youngest daughter got married around 1993 or 1995.
The parents did not take any money from the elder 2 daughters even when offered for electricity expenses, telephone expenses or groceries, after their marriage.
Since the youngest daughter got married late she has spent some amounts to buy TV, Fridge in the new Kalwa home. She has also been operating our parents Bank Accounts.
Elder 2 daughter have taken loans to buy a house for themselves( and their family).
As the younger one does not stay in India, she has not bought a house in India. However her inlaws have a house in Mumbai , a share of which is obviously available to her. She has her own house in America.
The elder 2 daughters have been visiting the parents and taking care of their day to day needs since 1995. The younger daughter who stays in America visits once in 2 years and stays for a month.
Our father passed away in Jan 2016.
He has made a will and willed the Kalwa house with an approx value of 80-90 lakhs in favour of the youngest daughter stating she has taken care of him and as she does not have a house in India.
He has also written that the other 2 daughters are requested not to take objection to this arrangement.
We love our father dearly but are aggrieved by his decision.
The house is not yet transferred in our younger sisters name. Our mother is yet living. I believe there is no separate will, though when she read out the will to us, she mentioned that in her opinion, the house should have been transferred in the names of all 3 of us.
My fathers will does not mention any other money, asset (gold & silver) or any investments status.
I would like to know what is the recourse available to us - elder sisters and how do we go about with it. Can we raise an objection and refuse to sign the transfer agreement in our younger sisters favour.
She will be coming in July 2017 and may ask for the transfer formalities to be done.

If the said properties were self acquired then your father could dispose it in his life time by a valid deed including valid WILL.
The children have a pious duty also to support and maintain Parents.
The parents can claim maintenance from children.

It is mandatory to probate the WILL in presidential towns : Mumbai.
You can settle the matter amicably and younger daughter may agree on amicable terms.
You can contest the WILL. If despite your objections the probate is successful, the beneficiary in the WILL shall be owner.
Prefer to settle amicably.And all children may agree to support mother in her old age.
The estate that is not mentioned/bequeathed in WILL is open to succession and legal heirs can share it per provisions of succession laws.

Dear Mr.Kumar Doab, Thank you for the response. Yes the house at Bandra, Kalwa is in my Late fathers name. The will is not yet probated. Presently too the mother is being supported by all 3 daughters.
There is no dispute between the 3 daughters
However needed to know the rights of the 2 elder daughters when such a will is being made by our father.
Is it necessary that while making the will, all the property, assets , investments need to be included or is it o.k to just make a will of the property alone ?

In the wake of the will, whether probated or not, you can't raise any objection, unless you are sure that the will was false and fabricated by someone else with forged signature in the name of your father or would have been got made by your sister under pressure from your father. Probate is a separate issue, if the will is not forged.

When you state that "it is not a false will or a will made under pressure nor is the signature forged," it is now at the sweet will of your sister if she agrees, as a matter of grace, to voluntarily share the property among the other sisters as a matter of grace. In that case, even you can't insist for equal share as of any right. May that be less or more than equal share.

As per statement, although a very long story (but not a query), title of the property was in the name of deceased father by virtue of self-acquisition, accordingly he (deceased father) was competent to bequeath to any one of his like, no one can challenge.
However, author has confirmed the validity of the will which was executed with a sound and healthy mind and without any threat, fraud, coercion, allurement hence if the will is put to challenge it will not be maintainable.
Whatsoever, the experts are expected to give their valuable opinion and advise.

It has already been posted that:

The owner/bequeather/testator can decide what and which estate he/she want to dispose by WILL.
The last wish of testator as in a valid WILL is supreme.If father has decided by his valid WILL that only 1 daughter shall get the house in his name then other 2 daughters and his wife does not get any share from house, as per WILL.

Your father decided to dispose the house at Kalwa only by his WILL and nothing else that is not mentioned in WILL shall be disposed by WILL.

The 1st right on estate/property of deceased Hindu Male that is left indisposed by a valid/registered deed is of ClassI legal heirs i.e; Mother (if alive as on date of death), Wife (if alive as on date of death), sons, daughters,………………….
Hence other than house at Kalwa that is not mentioned/bequeathed/disposed in WILL shall be as per provisions of Hindu Succession Laws and might be shared equally by ClassI legal heirs.

Perspectives:
Probate of WILL involves cost and time.
Probate of the WILL may not be required.
Apparently the sister in USA has already been spoken to and she agrees to support the mother.
All sisters may agree to transfer the house at Kalwa in name of Mother.
In case of succession of Hindu woman the nature of property ( self earned/acquired/absolute….) and its source (self earned/acquired……….acquired from husband, father in law, parents …………..) matters.
The 1st right on estate/property of deceased Hindu woman that is left undisposed by a valid/registered deed is of: husband (if alive), sons, daughters…………….
If acquired from husband…………….then sons, daughters…………….and in their absence heirs of father……….
Thus after your mother also,in any case you all are her legal heirs.
She can also leave equal share in name of 3 daughters by a valid WILL…………..or any other valid/registered deed say Gift; as suitable to all of you.
3 daughters may agree to support mother and fulfill her material needs also and take care of her with love and care.

Apparently you want to impress upon the sister (beneficiary in the WILL) to share the house with mother and all of you.
From your post it is clear that she is in favor of mother.
While you sit together she may agree to share with you also by her sweet will.
The valid WILL being in her favor she has the discretion.
