Right of tenant in pagdi property

Sir/man I am the tentant of one pagdi property and I am paying rent regularly. I don't have any lease agreement on pagdi. But I have rent deed of 1984.i have all rent paid receipts since 1984. I had improvements in property in 2005 with the oral permission of owner. Now can my owner sale this property to anyone without my permission, and if he sold the property then new owner will force me to leave that shop... what I have to do in my favour?? I have only that shop to earn money..plzz send me any suggestions that I can take through any one of you experts.

After 1984 have made any rent agreement with your owner? Whether r u paying rent to him till date?

1) Deed which you did require personal examination.

2) Which state you belong ?

3) Pagdi shop is nothing but you are protected tenant under your state rent act .

Which state you belong to? Are you from Mumbai, Maharashtra? B'coz maximum issues with pagadi system are there at Mumbai.

Landlord is owner of the property, he has right to sell it.

If he does so, pay the rent to new owner, after confirmation regarding his ownership.

In case of dispute, discuss with local lawyer and proceed to deposit rent with rent controller.

Yes I am paying him rent till date.
I am from rajasthan state.
I make rent agreement but that agreement paper is not in a good condition.

And I want to ask one more thing that if he sold that shop to someone and I will continue pay rent to that new owner, and after my death did the new owner have any right to take that shop from my son or wife, if my wife or son transfer that property in her/ his name as a tenant.

Can they transfer such right to use that property as a tenant?? and is their any amt. Like transfer amt. Or any relinquishment amt. to new owner have to be pay to new owner by my wife or son?

Hypothetical query at this stage, even landlord has not sold the property till date.

No u can't get such right since only license is given to you.
