Agriculture land in karnataka

hello sir,
I have entered in to an agreement to sell of agriculture land with the condition'
that the seller will convert land and hand over to me with in stipulated time

my question is
is this an valid agreement in the eyes of law, as i am non agriculturist and not able to buy agriculture land in karnataka please help

A non-agriculturist cannot purchase agriculture land in Karnatka, Maharashtra, Gujarat and in many other states. You have no status of agriculurist then how your seller can get this done legally?

I have entered in Aggrement of sale not sale deed, their is an condition vendor will convert and give me I think its vaild please guide me
