1) you have to obtain certified copy of sale deed from sub regsitrar office .

2) take 30 years title search of the property .

3) if your mother and aunt name were also in property documents your step grand mother could not sell the property .

first of all, try to get certified copies of the property from the sub-registrar office with the help of lawyer or yourself if you are able to do that.

if in sale deed your mother and aunt's name is mention then file a civil suit for partition and criminal case for cheating against her before court.

if not, then she is absolute owner of the property and she has all rights to use, enjoy, sale, gift, or rent the property and nobody can snatch her rights from her.

Contact a lawyer personally or over the phone.

All the relative documents need to be referred. Consult local lawyer and show him all the documents.
T. Kalaiselvan, Advocate (Expert) 20 February 2015
all the papers relevant to the property need to be examined for arriving at a proper opinion, hence please consult a local advocate and clarify the issues by producing the documents before him.
