Property and power of attorney

Respected sir/Madam
Greetings For the day...
This query is related with a property bought in Delhi.sir my uncle bought a property in delhi in feb of this year.A power of attorney was given to him.At that time no nominee was introduced for that property.In a week Or two after buying the property he fall ill and was admitted to a hospital.after fighting with some serious illness.He died in april mid.now what to do with that property.how to transfer it on his daughter or his wife,s name.please reply as soon as possible

you mean to say no deed of sale has been executed but only power of attorney granted in his favour .
on your uncle death power of attorney has no value . it is better you contact a local lawyer .
ask the seller to execute deed of sale in favour of the wife .

No person can become owner of a property on the basis of power of attorney and your uncle was not an exception to this legal provision. It would have better to get registered sale deed in his favour. Now you have no other option but to contact the owner of that property (seller) and request him to do the needful. Be prepared, he may even refuse to do so or may demand additional money for that purpose. It is better for you to settle the matter otherwise your cousin has no case in her hand.

All the agreements made by your uncle on behalf you are enforceable by you.
