Advice for buying house in chawl

Dear sir/madam,
I want to buy a house in chawl at dombivli. It is a NA land. 7/12 utara is on the name of land lord. Notary will be done. Owner said they will give tax receipt, electricity bill and water bill. But when i asked them about rera registration they said rera is not done for chawls. While according to law rera registration in real estate is compulsory for new construction. Should i buy the house?

Building Plan is not sanctioned , and you can not purchase like this , Owner /Land lord has to make proper Sale deed of flat . Now you are always mentioning as chawl so I doubt whether it is under Slum Area Act , or he is giving you premises under provision of Rent control Act.

Notary registered conveyance is not legal for purchase of house. It is advisable for you to consult a local lawyer.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters and well versed with local rules/laws, before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
