Tenents (senior citizen) being harrassed by neighbout

I have given my flat on L&L basis for 3 years to a Senior Citizen and the flat is on the first floor. The lady who lives on the ground floor below my house has started complaining that my tenants make noise by moving heavy furniture at 2am midnight and at 4am. She also claims that my tenants bang something loudly everyday. One day when the banging sound was coming, my tenants called the ground floor lady and asked her to come up and check if the noise was coming from their flat - But she refused to come and check and rudely said that I know it is coming from your house and I don't need to come and check. She claims they also throw garbage from the balcony which is not true. The garbage is thrown from the flats above which is happening from past 25 years (When I was staying in the flat). She had a problem from day one and she had also threatened them verbally that she will get them thrown out within a month. She has been harassing them from past three months and now she has written a letter to the society about the same. The society has sent me a notice that if this continues, the society will ask the tenants to vacate the flat. The society has sent this notice before doing any verification / investigation that if the allegations are TRUE or not. Later the Chairman and Secretary visited my house and observed that there are no heavy furniture which can be moved everyday. The society has not giving any written reply after the investigation. I would like to let you know that even if I ask these tenants to vacate - She will create problems for my new tenants as she is Not happy with the fact that I am earning rent from my flat. Kindly help me to know what steps that can be taken to resolve the issue as the tenants are Senior Citizens. My L&L agreement is Registered along with Police verification.

1. It appears your tenant is at fault.
2.If tenant causes so much of nuisance it is better to reprimand him to mend his ways or to ask him to move to another location.
3. So ask your tenant to be peaceful with others.
4. if you have reason to believe that the society without any basis is biased against the tenant you can lodge complaint with Registrar of cooperative society.

I known my neighbor for so many years and I also know that she is harassing my tenants. My tenants have stayed in the same building on the 3rd floor for more that a year in another flat where no one had any problems. In fact everyone has mentioned that they are good people and never created any problems for anyone. The neighbor is deliberately creating problems for me as she is not happy that I am earning a rent from my flat. The society chairman and Secretary have also visited my flat and told that they are senior citizens and there is nothing which can make noise and disturb. When the banging noise was coming the neighbor refused to come and check that it was not coming from my flat. She was also harassing when I was staying in the house with the noise issue. What do I do in this situation where she is deliberately trying to harass my tenants. Even if I get new tenants she will create the same issue. Please advise.

From ur posting of the facts it appears that the complaint made against ur tenants is false. The secretary and Chairman also found that the compliant is not true. The Society should reply to the complainant that on verification they have found that ur tenants are not responsible for the alleged nuisance pointed out by her. U may speak to the secretary and request him to reply to the complainant with copy marked to u, so that in case the complainant writes to u can deny her allegations.
