i have purchased a land in Jankipuram Lucknow. the land was of a sc candidate. a budha society purchased the land in 1998 and start plotting and sellig.mr Surendra pathak purchased a plot from Buddha society in 2003 and now sold it to me at 10th apr14. the land was converted in section143 in july12. the layer said that since land come under 143 thats why its mutation will be not done. it come under Nagarpalika.
sir i want to know that
1 -is my registry is valid
2- can mutation of land be happen
3- if mutation will not take place then can i get house building loan for construction of house for said plot

1. registry is valid.
2. It mutation is not possible in revenue record as now it has been non agricultural land and is not covered under land revenue Act. But your name should be entered as a owner in Municipal records.
3. it depends on loan disbursing bank or authority.

Registration is valid, there is no any doubt, but it is necessary to record your name in the appropriate authority.

I think you may have to obtain a second opinion from a different lawyer and proceed as per his advise, who will give it on seeing all the papers in your possession.
