Good Morning Sir, please advice

My client grand mother executed a will in the name of his mother for transfer of immovable property i.e land measuring 1.5 cottah , But after his grand mother demise his mother does not took probate from the court, Unfortunately she passed away in 2014.Now my clients are three brother and sister, So please advice what is the fate of the property & how can he registered the property in his name, and cost involved in it. Although his two sisters are ready to give him NOC. please mail in vishal.goenka81gmail.com

Dear Vishal Goenka,
1. Grandmother of your client is his father's mother or mother's mother?
2. Whether his (your client's) mother has further executed any document (gift/sale/will etc.)qua the property during her life time?
3. At this stage, even without a probate, where it is not compulsory, the property devolved upon his (your client's) mother is her self-acquired property, which she was competent to dispose of.
4. The LRs of deceased should file a suit for declaration qua the property of their mother.
