Respected Sir,
A Flat is in the name of my father and me in Kolkata, WB. My father is died in previous months. Now as I second owner, I would like to now become 1st owner and my son to be 2nd owner. My mother live with me and my 3 sister married and live with their family outside. My sisters and my mother also agree with my decision. So kindly give us the needful advice.

You could be the absolute owner only if the other legal heirs, viz. your mother and sisters relinquish or transfer their shares in your favour and duly execute the deed to that effect?

Get a registered relinquishment deed executed from all legal heirs. otherwise execute registered family settlement deed.
