Dear Mr Dubey, 

What I could gather from your query is that you want to do title due diligence of plots. As far as title of a plot is concerned, the office of tehsildar and/or patwari are relevant in case of a semi urban or a rural area. In case of an urban area, the local estate office is the relevant office.

1. In any case, get the copy of Jamabandi (record of rights) for those particular plots for last 10 years from  the office as mentioned above and see the ownership devolution details. See if the present owner is the person whom you expect to be the owner (probably the seller in case you are intending to buy the plots).  Please ensure that the Jamabandi's are duly updated. You can get to know this from the office itself. The concerned officer will let you know if they are fully updated. In case not, request him to update the register for particular plot/plots you are interested in. The said office may charge nominal fee for this. 

2. In case you are planning to invest in plots, you can also ask the seller (owner) to provide you with the copy of at least show you the copy of registry or conveyance deed. This is a better way as registry or the conveyance deed are the principle title documents to a property. 

 

3. There is another non formal way of checking the title of plots. Visit the place and if there are other people who have invested in near by plots, ask them. Sometimes non-formal ways disclose information which is generally not available on paper. This can save you from unfavourable surprises in the future.
