Want to know token money rule on rented property

Hi People,

I have given my property on rent and received token of Rs 2000, we also done the registration and paid stampduty & registration fees, after that my tenant want to cancel the deal and as he find out thinking is now matching, now he is claming the token back.

I also have to pay for Stamp duty and registration, again i have to cancel the agreement at registration office. what action i can take on this and what are the rules for token money?
