Want advice about my pagdi system bulding as a landlord

Hello, I have pagdi system bulding in thane in which there are 50 tenants. They pay very less amount of rent from last 25 years. Now i want advice to deal with it. Can you please advice what can be done so i can unlock my money from this.

The tenants are protected under Maharashtra Rent Act 1999, and can not be evicted till they observe and follow the sections of the Act. The landlord cannot increase the rent. You can opt for redevelopment with the consent of the tenants.

namaste cant the owner claim for bonafide requirement under genuine reason and redevelopment again owner will get rent or he has to part it of with premises by registering it kindly enlighten
