Transfer of jointly owned property to one of the owners

Dear Experts

A flat in Kharghar, Navi Mumbai is jointly registered under the name of my father and myself. No nominees specified as of now.

The flat is in a regd co-op housing society, and the fulfillment of housing loan payment will be completed in the next couple of months.

We intend to transfer the flat under the single ownership of my father. Please advise the best way to do this - gift deed / sales deed / relinquishment deed / other?

By best way I mean minimum expenditure, simplest procedure, and clear paper work for the future (in the eventuality when my father is no more, there should not be any ambiguity about ownership).

Tell me what is the ambiguity now when the flat is in joint name and how the ambiguity is cleared by transferring the property in single name.

Dalip Singh - thanks for responding. There is no ambiguity at the moment, under the joint ownership.

The act of transferring the flat under the single ownership of my father is to safeguard the interests of my parents.

Once the transfer is done, we intend to add my mother as the nominee.

Hope this clarifies the requirement.
