The four directions in the sale deed

Respected Sirs,

I sold a part of my agricultural land in a survey number to a person "X".In the sale deed ,i did not mention that in the north direction, my remaining agricultural land is there, instead i showed some other persons land.Now a third person "Y" came and started raising the dispute with me , saying that in the north direction i am not having any land and it belongs to him....My question is does the title / ownership can be just decided based on the direction in a sale deed.How does it stand in the court?

The check boundaries duly mentioned in the sale deed will identify the property sold and the extents thereon, hence a registered rectification deed will be the solution for this.
