If a tenant repairing his one room, but the tenant has defaulted in paying rent for more then 9 months in Kolkata West Bengal and landlord require the room in ground floor for his own use as landlord stays in 4th floor having no lift has to climb stairs at the age of 65 years. Can the landlord file the ejectment suit in this matter

You may initiate action for eviction of the tanant on the grounds as mentioned.

Yes, landlord can initiate eviction proceedings against tenant on ground of personal bonafie necessity and default in making payments of rent.

The landlord can file a suit for eviction on the grounds of requirement for self use and his age and non availability of lift facilities will be strong grounds for him to argue his case accordingly.
