Tenant query

 

sir/madam
as i am a resident of navi mumbai, and staying in this area since last 6 years as a tenant.
my question is this that after 11 months whenever we renew the lease of the house, we have to pay the one month rent to same broker every time.
whenever we ask about the money which we pay to him, he says it is govts. rule, which is not applicable in mumbai.
if this is the rule made by govt. then why it is only applicable in navi mumbai, not in mumbai.

Yet there is no such law in India. As per law the broker is entitled to the brokerage when you approch to his for the first time. If you are renewing the leave and license sencond time, you did n't contact broker, there is no question of brokerage payment to the broker. For this your Land lord should be strong and supporting to you, then and then it is possible.

There is no such in india to pay the one month rent to the broker.  Ask him to show the govt., order.

next time when he come s to you asking for brokerage for renewal you inform him that you have consulted lawyers and that there is no such a rule .

you first talk to your landlord and have him in your confidence orally or by giving him in writing about renewal of 11 month agreement and tell him about the broker if you find the land lord is cooperating with you then you need not worry about the broker anymore
