We have a property shared by myself and my brother.
3 sides have other buildings and 1 side faces the road.
Should we split it vertically the building construction would be narrowed.
Should we split horizontally the person with the share away from the road is lacking monetary value.
Also how much of space should the person with the frontal part maintain as common.

Hello Raghav N, I acknowledge your question. As per my knowledge I could suggest you to rather share the property, if it is for housing purposes, into two separate floors where as both shall have equal property area it would not be narrowed down and even both of you can have the road facing. Wherein the property is for commercial purposes there isn’t any other option other than vertically dividing it. And further question as to common area, leaving the setbacks there shall be a parking space left out as per your state’s mandate.
