Splitting l&l agreement

I have taken my office in rent in Pune(Maharashtra) and agreement is to be registered for next 9 years -2016 to 2025  If I go for Lease agreement Stamp duty would be in Lakhs and my land lord suggested to split it in 2 parts (5+4 years i.e 2016 to 2021 and then 2021 to 2025)  and go for Leave & License agreement. This way stamp duty will be saved.

As I do not have legal background I request you all to let me know if this is possible and there is legaly correct. Please help.

Yes it is completely legal to first register the agreement for five years and once that five years are over you can further register again for next four years that way you may save some stamp duty
