Society land conveyance

Hello how to approach for making a land conveyance for our society.?. what legal formalities has to be done for the same.

When developer developed building then after formation of society developer has to transfer land in name of society If developer fails to do so then society has option to file civil case against developer In state of maharashtra there is provision for deemed conveyance where in society has to submit certain documents to bmc for obtaining deemed conveyance
