Service tax on purchased flat in thane(mira road)

Hi All,

          I have purchased a flat in Mira Road (Maharashtra-Thane). The registration is done on 11.05.2012. The registration value is 4387500 and the market value is 3802000. Now biulder is asking for service tax at the rate of 3.27% + interest (18%) on the agreement value. I am feeling cheated now as I was told earlier that the service tax will be 3.09% on agreement value and also there were no any indication of interest on the service tax and VAT tax..

Please help me Masters.. Waiting for your reply..
