selling property

Dear supporters,
we have made an agreement of selling a piece of land and the buyer has given some amount as well. if we wish to cancel that agreement and not want to sell the property now. then how it can be possible to cancel that agreement or is there any legal action would be taken against us.

kindly suggest the same.
