Sale of property without mutation

I have a property in Jharkhand in my husband's name who is deceased.Can I sell the property without mutation in my name.The property is in possession of third party since very long.Please advise

if purchaser is ready to purchase as is where is basis then you can sell, but if you have son / daughter all have to sign as they are legal heirs of your husband
