Sale of property of a deceased person by her legal heirs-pro

My mother expired 3 years ago. She has a property of 10 cents and had not left a will. We are four children and have obtained the legal heir status. We now want to sell the property to a third party. We have to do the 'mutation of property' on the land before selling it off. What is the procedure? Do we need to divide the property amongst us four and then register each individually to get the 'mutation of property' done?

You need not to do the 'mutation of property on the land before selling it off. You are not supposed to divide the property among yourselves before selling it off.You can straight away sell it out to a third party on the basis of your obtained legal heir status without going to any above said procedures.
