Sale of property by charity commisioner

Hi,

We were highest bidder for sale of property by trust who published the public notice in newspaper.

The trust accepted the advance 10% advance money against the same during the auction date after we were declared the highest bidder. Further after this, the trust has applied to Charity Commisioner for sale of this property (Permission for 36 from Charity Commisioner) .

Meanwhile applying to charity commisioner office for sale of this property, after the auction date was passed and in between few days later, some other people approached the trust with interest to purchase same property with the higher price then auction priced of us.

Trust as well mentioned in the papers submiited to Charity Commisioner office for 36 permission that, "We are the highest bidders and have taken advance of 10% money of auction value from us,  but we have recvd more offers from people to purchase this property with higher value then auction price, after the auction date." 

I require to understand what would be the final outcome of the order from Charity Commisioner office for such case. Since we were the maximum price bidders for this property on auction date and as well trust has accpeted advance from us, will the order come on our side. Since all offers recvd were after auaction date which seems to be invalid OR else wise ?

Please update with laws for such cases and give any refrence for such recent orders as well.
