I recently bought a builder floor and got it registered in Faridabad, haryana on 20th May 2025.
While going through the draft of sale deed I found few errors which I am not sure is Major or Minor.
Error 1: THE VALUE BASED UNDIVIED PROPORTIONATE SHARE IN THE LAND OF BUILDING.
Comment: Instead of Undivided it's written as undivied.
Error 2: And whereas the VENDORS for their bonafide needs and requirements have agreed to sell the ENTIRE SECOND FLOOR FLAT, COMPRISING OF TWO BEDROOMS, ONE DRAWING-CUM-DINING ROOM, ONE KITCHEN & TWO TOILETS, HAVING TOTAL COVERED AREA 550 SQ. FT, APPORX WITH ROOF AND TERRACE RIGHTS AND WITH THE JOINT RIGHTS TO USE AND ENJOY THE COMMON STAIRCASE WATER TANKER ON THE GROUND FLOOR AND ONE CAR PARKING IN THE STILT AND WITH THE VALUE BASED UNDIVIED PROPORTIONATE SHARE IN THE LAND OF BUILDING BEARING PLOT NO. XXX, BLOCK-Z, MEASURING 250 SQ. YARDS, SITUATED AT XXXX, SEC-37, FARIDABAD, HARYANA from the VENDORS.
Comment: In the last it's written as from the vendor vendors however, it should have been to the vendeess.
Now I am not sure if this require a rectification as on complete sale deed there are multiple instances were it's mentioned that they have sold the property as in see below:
a)The said VENDORS have sold the above said floor to the VENDEESS for a total sale consideration of Rs. 55,00,000/- (Fifty five Lac Rupees) and the VENDEESS have paid the full and final payment of total sale proceeds to the VENDORS as per detail below:-TERMS AND CONDITIONS OF THE SALE DEED ARE AS UNDER:-
b)That the possession of dwelling unit has been delivered to the VENDEES and now the VENDEES has/ve become the owner/s and in possession of the above said floor.
c) That the actual physical and vacant possession of the Floor have been handed over to the VENDEES by the VENDORS at the time of the execution of this sale Deed and the VENDEES has/ve become the owner/s of the said floor.
Please assist basis on above as I am so worried that if it will affect my ownership or title in any way and if I will be having a difficulty in future if I will be selling this property.
