Sale agrement

Hi,

My mother was did  a sale agrement in december 2011.The party paid 1/4th of amount. lastdate of agreement is march 2012.Till now he didn't respond about money.

How much time sale agreement should be valid.If i'm goign to cancel wot should i do..
