Sale agreement. please help

I'm buying one Plot in Kerala. Inorder to make Sale Agreement, what all points should be noted to make it a Valid Agreement.

 

-> Will be paying some 5 L as advance for a 20L Pot. Time to make Registration would be 6 months. -> To make it a Valid Agreement, what all points I should take care while making the agreement ? Like is there any conditions to make it a particular amount stamp paper ? Should it be from a registrar, Validity of the Stamp paper etc ?

Prefer it to be darfted by your own counsel.

A very able counsel specializing in revenue/property/civil matters can also provide you with legal opinion on prtoperty.

Otherwise deed writers have standarad drafts and can be adopted to your requirement.

It’s a common problem now-a-days, how to make agreement and what will be the term & condition of the agreement.

  1. You have to register the agreement before the sub- register office for the validity of the agreement and you have to pay minimum Rs. 100/- for non-judicial paper or you may contact to your local lawyer.
  2. This agreement is for general propose.
  3. What problem you will face that should be the point like electric connection, water connection, time period of the complete the building work, installment of the payment etc.
  4. The legal stapes like if he violate what remedy you will take.
