Sale agreement,gift deed or partitions deed

Hi,

My Grandfather having 18 Acres land and he is having 3 daughters. All the land on the name of first one (mother's sister).So now she is going to divide in to 3 parts. Each one 6 acres. So now we are planning to register now. Which one is the best way to register 1) Partitions 2) gift deed 3) direct registration? My mother wants to register on my name. So is it possible my aunt registered on my name. If not which is the best way to register on mother's name.
