Sale agreement

Hello, Can you please advise if a sale agreement of a immovable property needs to be registered with the sub registrar? I have entered into an agreement to purchase a constructed house and paid some amount as advance with a condition remaining amount is to be paid at the time of registration. However the agreement was not registered. Please advice if this agreement will hold any significance in a court of law incase if the seller refuses to register the house later on.

yes, you have to file suit for specific performance... first you have to issue legal notice to him and show your willingness to pay remaining amount...
