Rera carpet area discrepancy

Hello,

As per the Floor Plan shared by the Builder, 875 RERA carpet is confirmed on the Floor Plan/ Allotment Letter. However, when I plotted this on an excel and tried to convert the area from Square Meter to Square Feet, the total area shows as 841.27 Square Feet only (variance of 33.94 Square Feet) - which is a huge gap. Kindly help me in understanding if I am missing out on anything here? Or Do I need to raise this with the Builder? This is a redevelopment Project in Chembur, Mumbai and I am entitled for this 3 BHK flat from the Builder along with the rest of the members. 

Break up is as below:

Hall/ Living Room: 5.95x3.4 square metres (217.75 Square Feet)

Balcony: 1.71x2.75 square metres (50.61Square Feet)

Bedroom 1: 4.18 x 3.25 square metres (146.22 Square Feet)

Bedroom 2: 3.05 x 3.82 square metres (125.41 Square Feet)

Bedroom 3: 3.05 x 3.35 square metres (109.98 Square Feet)

Washroom 1: 1.35 x 2.35 square metres (34.14 Square Feet)

Washroom 2: 1.34 x 2.2 square metres (31.73 Square Feet)

Washroom 3: 1.2 x 2.35 square metres (30.35 Square Feet)

Kitchen: 3.4 x 2.35 square metres (86.00 Square Feet)

Passage: 1.05 x 0.8 square metres (9.04 Square Feet)

Personally discuss and sort out with builder.

There is no legal dispute for consideration and obligation of experts on this platform.

Send a detailed work out of area calculations to the builder asking for explanation and endorse a copy to RERA.
