I would like to rent my shop for ATM, Kindly suggest me the points to be focused on agreement like ATM Mumcipal tax which is 40% and other taxes (How I can negotiate with Bank so that they can bear all these taxes).

You can mention in the agreement that all the taxes will be on the bank.
But, bank will not agree with respect to property tax which shall be excluded from their liability. The bank will definitely agree for that.
