Rental lease agreement error in billing

I have a lease agreement of 5 years with a company. The agreement had escalation clause after two years.

Have not billed as per escalation clause since last three years. Can I now bill for the difference amount as per lease agreement?

Will really appreciate legal opinion.

Is there any legal provision the tenant can refuse to pay the license fee due to escalation clause since last 3 yrs? lease ends next month early response is appreciated
