Registration and sd fee for rental agreement

Hi,

I am letting out my property for a 3 year rent at the rate of Rs 7000 PM and advance of Rs 75000

In this case what will be the registration and SD fee? As per this link https://www.tnreginet.net/english/faq.asp

SD is 1 % on the total amount

Reg is 1% subject to a maximum of Rs.5000/-

My doubt is this 1% is

1. 1% of monthly rent

2. 1% of annual rent

3. 1% of total rent (7000*36)

4. 1% of total rent + advance.
