Regarding registred land

we are owning a vacant land of 500sq ft purchased by my mother in the year 1984 which has been registred in the concerned sub registrar office in andhra pradesh.we have purchased it from the land lord which has been converted into a layout from the agricultural land.with lay out approval from the concerned authorities in the year 1983.due to my fathers job we have been transferred to so many places in the country.recently we have settled in our native place.and when we have visited our site after a long time for nearly 4 years ,we have found a board of the municipal authorities mentioning that this land belongs to the government placed before the layout road.at the time of purchasing the land we also got the legal opinion from the lawyer.what are the steps we want to take right now,simply their is the board and their are no objections from others.kindly advice us in this regard.

By mere registration one cannot get any tile. We have to check up whether the layout is valid or not and another thing we should go to the title earlier to layout also. until then we cannot say thing. We have to scrutinise the documents i.e. title documents, link documents, EC, Kasra Pahany, Pahanies etc.  

 

I would like to know the Governemnt board is affixed only to your plot or the entire layout.
