Redevelopment of co op socy

Our society is going for redevelopment. Our flat has 2 balconies which we internally converted to room. My question is whether balcony area is considered for redevelopment or not. Eg. If builder decided to give us free10% area whether he will give it based on carpet area mentioned in our property papers ( balcony area is not mentioned as carpet area) or he will not consider balcony area for the same. Our balcony area is 100 sq ft.

Carpet area as mentioned in the registered document will be considered.

1. Areas that are mentioned in the Sanctioned Plans shall be eligible for benefits of Redevelopment.  ALL other areas shall be treated as Encroachment and CANNOT be eligible for benefits of Redevelopment.
