Query on flat registration

Hi,

Iam planning to buy flat of 20 years old in kukatpally hyderabad area under GHMC bounderies. flat is in 3rd floor. flat area in sale was showing 500 sft. but it seems it will be morerthan than which is shown in saledeed (around 800sft ). seller has LRS and link documents. But seller doesnot have BRS.

will there be any problem on purchasing this type of property without BRS?

If yes, please explain the same.

GHMC scheme B.R.S. g.o.no:152 as follows.

This is intended for regularization of buildings that are unauthorizedly constructed and those that deviated from sanctioned plan.

2) This is applicable to buildings constructed after 1.1.1985
