Purchase through GPA

Is it safe to buy a property through GPA from another GPA holder. If yes, then what all documents are required to bee seen by the purchaser of the property.

the GPA holder should have power of sub-deligation that is deligating his powers to another person, else the sale in not valid

normally it will not pass on to the legal heirs of Attorney holder, GPA is merely a Autorisation

What is the duration of GPA(Registetred)Is thier any stiplation of time if no duration of time is mentioned in GPA(ex:-A Authorises B GPA in the year 1988 to sell & buy properties. He has not witdrawn the GPA -is it valid even now?)

If a GPA holder intends to delegate power to another person to execute the sale deed, first executant should be vested with delegation power and such delegation should only for specific purpose to appear before SRO and admit execution and no other purpose, if delegated executant signs, present before SRO and admits execution become general and the same is not valid.

a power of attorney is not comulsorily refgistrable, but as per section 32 and 33 of Indian Evidnec Act, a power of attorney specifically for presenting a document for registration must be registred!

I want to buy property in unauthorized colony in Delhi,

Since sale deed is not possible so is purchasing through Will or GPA safe?

Will can be revoked any time during life time of the testator so what should be done to be on safer side.
