Purchase of flat

Sir i have purchased a flat around 10 mnths back from a relative of mine in anantapur, andhra pradesh. As the owner of the flat is in U.S till now the flat did not get registered on my name. As the owner is not going to come to india for next months, I want to get the flat registered on my name from his father by taking GPA from the owner to his father. Is GPA is permissable for seller or not please advice me n the subject

Sale deed , by way of GPA is not legally valid  as it does not provide for a proper transfer of title to the buyer.

GPA, will it be applicable even in blood relations like son to father or viceversa
