Purchase of b khata property in bangalore

I am planning to buy 1 site size of 1200 SQft in Vidyanaranpura, property is B khata,would like to know  is there any  problem to buy this property?

What all documents should i asked the owner to provide for check?

He made layout and 20 site he is already sold?

Can i get loan to buy site?

I need legal adivise on this can any one help me ?
