Property in Tamilnadu

We are four brothers,  my father along with his brothers(2) and their mother totally four had executed a Kura Chit (Pariguthu nama) in the year 1970.  This stamp paper is not registered.  

All the signatories of the Kura chittu are dead.

 

Recently when we went to sell the property we were told that our cousin brothers had transferred the whole property in their name through a gift deed in the year 1985 from our grandmother who was one of the signatory to the Kura Chittu.  They have been paying the taxes too.

 

Though this gift in itself is invalid since she clearly had no right we are worried about the limitation period now to file a case and proceed to ask for division of the property.

Whether by filing a civil case can we expect remedy?  Is there any other procedures.
