Property handover to children

I am located in Mumbai, and my father is located in Delhi. We have a property in Delhi, which my father wants to distribute to his 3 sons (unequally).My father has made his will (not registered), but is there any other instrument through which he can make part of the property in his childrens name, while he is alive.
