Post dated cheque as advance in sale deed agreement

Sir,
I want to purchase old villa and vendor is asking 7L as advance payment to enter in sale deed agreement. Suppose if I give post dated cheque until agreement stands no valid or cancel by purchaser any risk to purchaser ?

You can issue post dated cheques without any conditions of validity attached to it.  Any contract can be covered by a bank guarantee.

I am doing llb from a private college which recognise by bar council of India . where there is no regular classes . and I have missed my internal exam so college principal said that give me ₹1000 I'll pass you in internal exam . after that I give him ₹ 1000 and he passed me allow me to sit in external exam . and I give my external exam in other center and passed semester exam as well . now one doubt in my mind can my degree will be valid or not.
