Plot seller died after agreement

Dear Experts,

 

I have entered into an agreement with an advance amount of Rs3lacs  to buy a Plot from a lady appx 1yr ago. Unfortunately, i understood that she has died in the hospital. When i enquired the neighbours about her legal heirs, they said that she was unmarried and no immediate family.


No one has either occupied the plot nor approached me eventhough i have put 4 boundary stone's  at the plot.


Is there any way that i can secure the plot legally by giving public notice in the paper? Please help me.
