Partitioning a land before purchase

Hi

Three of us (including myself) are interested in purchasing a piece of land which is completely owned by a single person. Since we would like individual sale deeds (for bank loan purposes) we would like to partition the plot into 3 with a common area for passage to each plot. Please suggest the best way to go about this.
