Pagadi system (housing society): property sale

Please help me with the insight here:

If someone has an approx. 550 sq ft. built up house area with open area (garden) of 200 sq ft. in a pagadi system (housing society) in the sub-urban areas of Mumbai.

So much can the occuptant (second owner) claim from the person/group who is the purchasing area with the consent of the first owner (landlord), will the open area too be considered in the claim or what are the possibilities for the open area to be forfeited from the claim for the occuptant (second owner).

Contact a local advocate as several factors validity of such transfer by sale, terms, and conditions in the first sale, occupation date of the second purchaser, etc are vital factors to be considered..

1. ALL such things /claims etc.... are a matter of "Mutual Negotiations" between the respective parties.  The Law does not provide any quantum of amount.
